Section 1

For Residents

Setup fee
Paid once at contract signing. Covers legal documentation, contract preparation and registration.

Monthly admin fee
Small fixed monthly contribution covering contract administration, reserve fund oversight and compliance.

Exit fee
Paid only when the property is sold. Kaplan takes a small percentage of the capital gain — only if the property has increased in value. If the property does not grow, Kaplan earns nothing on exit.
5–8% of capital gain only — paid at sale, only if property has increased in value

Section 2

For Investors

Setup fee
Paid once when the property is acquired and structured. Covers SPV formation, legal setup and contract drafting.
1–2% of property value
Monthly management fee
Ongoing administration, compliance, reporting and oversight.
0.5–1% of property value per year
Annual fund fee
Charged on total invested capital. Covers portfolio oversight, investor reporting, compliance and ongoing investor relations. This is how Kaplan Holdings operates as a business — not from hidden charges, but from a transparent annual fee on assets we manage on your behalf.
1–2% of invested capital per year
Share transfer fee
If the investor sells their share to another investor, Kaplan facilitates the transfer.
0.5–1% of transaction value
Performance fee
Kaplan takes 5–10% of the capital gain only when the property is sold at a profit. This aligns Kaplan's interests directly with yours — we only earn when you earn.

As an investor, your role is simple — you commit capital, we manage everything. Lawyers, contracts, residents, reserve funds, reporting. You receive a dividend summary at the end of each period. The annual fund fee is what makes that possible.

Why we charge this way

Most of our income comes from performance — not upfront fees. We grow when our properties grow. We earn when our investors and residents earn. That is the only model we believe in.
